I couldn't begin to tell you, if in fact, we are that much better off, except to note that our banking laws and regs are much different than in the US. We are very highly regulated, some would say overly so, however, in this case it might have exempted us from much of the pain. The sub-prime crisis comes to mind.

One reason, I believe is that Canadians are not so into keeping up with the Jones.
Paying down the motgage is job number one for most Canadians, few will pull their equity to buy a quarter million dollar RV that they cannot afford.

I know most here cannot believe it, but, the average Canadian is content with his lot in life and has no desire to be anywhere or anyone else.

Of corse Canada don't have a problem....

Another Big reason that We are not hurting quite so bad is that We are encouraged to Pay Off our Mortgages as quickly as possible and Not to re-Mortgage!

There is No Taxable benefit here regards to Interest. In other words We only see a benefit by way of a Capitol Gain Exemption!

EG Only!

Our Permanent home cost $150,000 in 1989. The Mortgage has been paid Off since 2007. The Value and probable Selling Price as of July 2008 is $900,000. So although We have paid Interest and Taxes all along when We Sell We will have a Capital Gain of $750,000 . This Gain is Exempt from Tax!

If we had purchased additional properties for Rental ,Recreation Etc We would have to Pay a Tax on Any capital gain that was made on those properties! However in the case of Rental Property we would have had some Tax relief on Expenses!

Also it is much Harder to Borrow Money in Canada! Our Bankers are so tight that they squeak!
