well I've owned my trailer for three years and I still run into surprises. I think after all this time that I have not been draining the fresh water tank after each trip. But then again maybe I have. How's that for indecision?
I have a Jayco 27BH and I have always wondered if I was correctly draining the fresh tank when I was done camping. The only drain valve I can find inside or out is the one marked low point drain. Is this it, or is there another drain tucked up in the underbelly? If I open the low point drain water flows out, but I've never stuck around to see if I was draining out the tank.
Does anyone know if there is another drain that I'm not seeing? I've looked in the cabinets and under the couch and I don't see anything. the owners manual is too generic and does not spell anything out.

Under or around the fresh water tank that is usually located inside a cabinet, or under the main bed, you'll find the little faucet that you twist to drain, drains just the fresh water holding tank. Elsewhere under your Jayco, is the low point drain hoses. On Jayco, it often is under the kitchen sink area, you may have to look in the bottom of floor level cabinets, or remove some low drawers. You'll see a plastic tub or pan set down low, with some water lines running to some "snap valves". Outside the underside of your RV, you'll see the drain hoses protruding down a bit under your trailer, there might be a "Low Point Drain" sign down low of the side of your RV. At the inside pan, you pull up on the snap valve tabs till they click, and the water will drain out of your total water system. Open all of your faucets, tub/shower, bath sink and kitchen sink, even the toilet flush valve to drain all water. The water heater needs the drain plug on the side of the WH tank removed to drain it's water out. Then close all of the valves and winterize or refill the water system. Whew!
You can also call Jayco customer service, and they can give you info on your specific year and model Jayco! Good Luck!

the low point drains, drain the water lines not the tank...
if the tank doesn't have a drain valve it may be a plug... if so when you do drain it replace the plug with a valve instead...

Time to get under the unit and look up at your tank. There should be one or two overfill lines that come out of the top of the tank and point downward. Very close to those, should be a white spigot that is rotated to drain the fresh tank. The low point drains do exactly what they say and drain the water from the lowest point of the LINES prior to storage/winterizing. Good luck

On our '05 27BH the freshwater tank drain/ spigot was to the left of the front steps, just under the bottom apron.
The low-point drains were at the very rear of the TT with the valves placed under the rear bed near the back wall.

My fresh water drain is actually located under the TT. It is a little white plastic faucet that you twist the lever about 180 degrees and the value opens. pretty small opening sit it takes a while for it to completely drain but works. I would look under your TT, in the same approximate location to where the tank fill opening is and see if you do not have one of these. You can also see the point where the low point drain pipes come through the floor and underbelly on mine as well. Believe it has a sticker that says fresh water drain on it.
Good luck. Sounds like you need to drain and sanitize the system really well once you get the tank drained.

Low point drains will seldom drain a water storage tank. Opening the drain ON the tank will also seldom drain it completely. Much better to FILL the tank after a trip then drain and refill it before using it again since after draining it will still have a couple of gallons left inside in which to grow bacteria. Chlorinated water is a good way to STOP bacteria growth.

I may be speaking out of turn since I have a Jayco 5er and not a TT. I have two that are labeled low point drain. One has a tube coming out of the under bellie near where the fresh water tank is located. When I open the valve water runs out for a long time so I guessing its not just a low point drain but the fresh water tank drain. I have no idea what the other one does as I have not opened that valve.

to drain the fresh water tank????? Opening up a faucet well not help drain your fresh water tank there is a vent right next to the fill point. Your 12 volt pump has a check valve in it so it isolates the water lines from the tank! other wise the tank would be filled anytime you have city water hooked up and turned on, think about it for a minute!
If your TT does not already have one add this.
