House has been on the market since jone 07, but finally supposed to close oct 1, everything seems to be going smoothly, did not want to really hit the road this time of year, but really feel lucky to have finally sold considering the market. Wife is a little worried about fulltiming but I think once we are out there she will be just fine. Hope to see may of you down the road,

Congratulations to everyone!

I love checking back on this thread to see who has 'gotten sprung' to the good life.

For those still waiting for the sold sign.....hang in there your number is right around the corner.

Whether or what will actually happen, and when, at least the announcement from the Pres will spark the economy and maybe those badly needed 'buyers' will come out from under their rocks.

We plan on listing our house in January 09'. Doing the clean out the closets, yard sales and donations now. Still got a little sprucing up of the place then it's ready to list.

Our area (South Florida) has a tremendous amount of foreclosures and short sales. They will probably go first - but NOTHING is going until money is freed up so the people can get a mortgage.

The banks are having a hard time getting money, and now they are talking 20% down.

If a house sells for $300,000 that is $60,000 down! Looks like NO one will ever sell a house again if that is the game the are gonna play.

Give it three months - maybe by then things will start to fall into place.
I can only hope.

Be sure to leave enough behind to stage the house - a staged house has a lot better chance of moving than an empty one. We had real good luck with the cleaning/staging lady our realtor sent us, she did a great job - looked like a model home

This isn't the first time down payments have been high and houses still sold. We need to get back to the basic principlals that have applied most of our lives - 10% down, a debt to income ratio that is decent and good credit. When the banks operate on sound principals you don't end up with bubbles and foreclosures. A word of warning from something our realtor told us, if you have a lot of foreclosures in your immediate neighborhood it puts the area on a black list and people really have to jump through a lot of extra hoops to get a loan.
