We recently purchased a 2000 Allegro 40' bus with 1 slide. We have cleaned the roof with Protect All Rubber Roof Cleaner. We have the Protect All Rubber Roof Treatment with UV Protection but have not applied that, yet. The roof is clean but now showing some black splotches. What is the best way to eliminate these? Or, is that anything to be concerned about? Also, there are so many different opinions concerning using "rubber roof coating". Some recommend using, while some say you are only creating more problems.

My research found the companies that make the rubber roof material say clean it with a non-petroleum based cleaner such as mixture of Spic and Span and Murphy Oil Soap and don't put any coating on it. That is what I do.

Wash it 3 or 4 times a year & no Roof Treatment needed.
The black splotches can only be seen by birds or animals in trees & will cause no real damage. If you are ashamed of them don't let anyone climb up onto your roof.

If you go to the Protect All website, there is an excellent write up on the life cycle of a rubber roof. It dispells some of the myths of rubber roof maintenance and explains what is going on with the roof. Here is a link:

Rubber Roof Care

In the case of my Southwind it was MOLD growing in various locations and MOLD WILL SPRED...to the point where it could be seen at the edge of the roof when viewed from the ground!

If its just DIRT..then who cars...but the questions is..WHAT IS IT?

I would suggest that the black sploches are MOLD or Mildew. Mold is killed with a bleach product like Clorox. I would try a diluted mixture of bleach and water in a spray bottle and spray a small spot, let it sit, scrub with a soft brush and rinse. If that works, you could do a bigger area. There is also a product called X14 but my experience is that it is nothing more than a clorox and water mixture and either one works just as well. It is worth a try and if the black spots are mold, which I beleive to be true, it will come off very easy. Just remember you are using a bleach and wear glasses and keep the spray off of your clothes or it will turn them a different color. Give it a try.

I washed mine about 3 weeks ago with watered down bleach.

The black spots on mine are where the white coating has worn off the rubber and the black rubber is showing through.

I would think a uv protectant like Protect All would be good for the roof.
