Fiver is parked at a seasonal site and we are in it about 5 days every two weeks. Recently we came in to find some brown substance had dripped onto the top edge of the bottom half of one of the side windows on the slide. It looks more like tobacco spit than anything else. It drops from the top trim and makes enough of a "splash" that it has spattered the day/night shade. However, it is not enough to make one immediately suspect a water leak.

On another slide, the same stuff seems to be leaking OUT of the window onto the outside wall and running down. It is not easy to remove.

I took some silicone and sealed the outside of the windows. We stayed for several days without rain, but still there were small drops of this brown stuff. Later, I found that some was around the light switch next to the window. It dries to a dusty brown soot.

There is no condensation run-off from the AC. The windows are ThermoPane. The unit is only two years old, and I am at a loss as to what to do next.

Any ideas as to what this Mystery Substance is?

Do you have a leak somewhere?

Sounds like if you have a wood framed unit, the "juice" if you will, coming off the wood framing mixed with water.

You say it's by the window frame. First place for it to escape other than ceiling ducts. The water rolls down the side due to the arch in the rafters, thus down the wall.

I'd check the roof for leaks.

I also think you have a leak up above where it showed up....the brown stuff is usually a mixture of water, wood compound, and rust from a screw. Since you say it is on a window I would pull out a couple of the inside frame screw from the top of the frame, if the the shafts are rusty, you have your answer......Brian

you mentioned there has been no rain and no a/c condensation. were you talking about the windows condensating or condensation from the a/c. If you are using the a/c you probably have the water running off the roof and it could be leaking inside. I wish they would put a pan with a drain on these a/c and not just dump on the roof. As they said they can rund a long way.

If i were you i would be pulling the top trim from that window and take a better look.It just might be juice from a type of beetle infestation hence the beetle juice or tobacco looking substance.Let us know what you find.

I "assume" you are not closing it up tight when sitting unused. It must get some ventilation and breathe or it will sweat. Also can occur during extended use of a furnace or especially a heater....Brian

Have you determined the cause of the brown stain? I still cannot locate any leak after extensive searching. It is just a few drops per day, rain or no rain.
